Pre-Construction – Contract Advice and Risk Assessment
Construction Phase – Commercial Management, Contract Administration and Project Reporting
In June 2020, Cooper & Hall were approached by the Bailie Group to act as Employers’ Agent, and to carry out commercial management, contract administration and project reporting duties on the comprehensive fit out of their 10,000 sq ft office development in Canal Wharf, Leeds.
On review of the draft contract proposed by the contractor, C&H advised Bailie Group that a number of alterations may be prudent to distribute risk more evenly between the client and the contractor. The changes were proposed to the contractor, detailing the reasoning and basis for each and a contract was agreed shortly after.
As with many projects at this time, progress was halted by COVID-19 in March 2020, starting again in June of that year, finishing four months later in October. A co-operative working environment was fostered through site visits, good communication and an open relationship with all parties.
C&H’s commercial management and project reporting showed the client progress on a weekly basis, while pre-contract risk assessment provided protection from risk; start through to completion. This gave the client peace of mind and the confidence of a successful project.
